Gateway 14, Stowmarket, Suffolk

Strategic

Transforming a strategic site into opportunity.

Gateway 14 is a major part of Mid Suffolk’s long-term economic vision. Sitting next to the A14 in Stowmarket, it’s well connected to the region and directly linked to the trade route between the Midlands and continental Europe. Its location is recognised in its Freeport status, marking it as a place with real potential for growth.

Long-term development partner Jaynic and Mid Suffolk District Council asked us to help unlock that potential. Together, we set out to create a masterplan that would attract a wide range of businesses and bring new opportunities to the area.

Transforming a strategic site into opportunity.

We’ve planned the 150acre site to support a blend of uses, including E(g), B2 and B8. At its heart sits an Innovation Zone, anchored by a new Skills and Innovation Centre designed to incubate research and development-focused companies. The aim is simple: encourage early growth and give organisations the space to scale on the park.

Alongside the masterplan, we’ve designed and delivered key infrastructure roads and landscaping. These early works send a clear signal that Gateway 14 is becoming a serious employment destination. That momentum is already visible through the delivery of purpose designed buildings for The Range, Bauder, Assan Cladding and the bespoke Skills and Innovation Centre.

At full buildout, Gateway 14 will provide up to 2.3 million sq. ft of high specification floor space. The masterplan is flexible by design, accommodating buildings from 10,000 sq. ft to 1.2 million sq. ft and allowing the site to evolve as new businesses arrive.

A central part of the vision is creating an attractive place to work. We’ve woven the development into the surrounding landscape, with generous areas of planting, amenity spaces and walkways that significantly boost the site’s ecological value. New roads, footpaths and cycle routes improve connectivity to nearby retail facilities and link directly to the River Gipping regional walk. These elements support wellbeing for future employees and offer meaningful benefits to the existing local community.

We’re proud to have helped shape Gateway 14 into a place that brings new opportunities for local people while creating a modern commercial destination for Suffolk.
