Plot 4000 Refresh, Oxford Business Park
Advanced Research Clusters (ARC) is a longstanding client, and we continue to support their vision for Oxford Business Park as a thriving centre for science, innovation and technology. As part of their wider strategy to repurposing their holdings at the park, ARC commissioned us to refresh a series of early2000s brick office buildings and transform them into laboratory enabled workspace that would appeal to life sciences tenants.
Plot 4000, had been underused for some time. ARC recognised the opportunity to improve its performance, identity and market appeal by repurposing it as flexible, lab-enabled office accommodation. Two of the upgraded buildings have already been successfully occupied by companies within the life sciences sector, demonstrating the value of this strategic refresh.
Our involvement began with an appraisal exploring a full range of refurbishment options, from enhancing the roof and façade systems to improving daylighting and the overall architectural character. After working through costed scenarios with ARC, a clear scope emerged. The upgrade included replacing the ageing doors and windows to improve thermal performance and give the buildings a more modern appearance. Delivery facilities were improved to accommodate the operational needs of specialist tenants. The existing roof tiling was removed and replaced, and photovoltaic panels were introduced as part of an energy efficiency strategy supported by enhanced insulation and improved airtightness.
To transform the outward appearance, the original brick façades were overclad with coloured zinc in a random standing seam composition. This introduced a more contemporary identity, supported by contrasting fascias, soffits and recessed window surrounds that create depth and rhythm across the elevations.
Internally, the refurbishment focused on enabling laboratory use. The buildings were upgraded with comfort cooling, mechanical ventilation and the necessary drainage and extract systems to support lab activities. Core facilities were refreshed, improving the overall user experience and ensuring that the buildings feel cohesive and future ready.
As part of the wider improvements, the central landscaped area between the buildings is also being opened up and redesigned to create a more inviting environment for tenants and visitors. These external enhancements support the buildings’ new identity and help reinforce the sense of place within the evolving innovation cluster.
Plot 4000 is now positioned for a new chapter. Through carefully targeted interventions — both technical and aesthetic — the development has been transformed from an underutilised office block into contemporary, sustainable and high performing workspace that aligns with the needs of Oxford’s rapidly growing life sciences community.
