Designing large-scale fulfilment centres for a global market leader.

We have partnered with Amazon across multiple UK fulfilment centres, building long term relationships through repeat commissions and a deep understanding of the scale and precision their operations demand. Some of our work spans large facilities in Swansea, Dunfermline and Doncaster, where we have acted as architect and lead consultant.

Across all projects, the priority has been to design highly efficient, flexible and robotics ready buildings that sit at the heart of Amazon’s expanding distribution network — spaces that support people, streamline processes, and create thousands of new jobs across the UK.

Doncaster iPort

At Doncaster iPort, we led the design and delivery of a new fulfilment centre for Verdion. This single-storey warehouse, with a footprint of around one million square feet, is engineered around logistics at scale. The building combines vast storage capacity with essential supporting functions including offices, training facilities and social spaces for staff — creating an environment that balances operational efficiency with the needs of Amazon’s workforce.

From the outset, the internal layout was shaped by Amazon’s robotics-enhanced, process-driven operations. We explored a range of high density storage solutions, including multilevel mezzanine options, before developing a hybrid layout combining traditional racking with Very Narrow Aisle (VNA) systems.
Our team designed the racking strategy inhouse, guided by early grid studies and the developer’s operational requirements, ensuring a seamless fit for automated systems while building in future flexibility.

Fire safety was also integral to the design process. Working closely with specialist fire engineers, we coordinated tailored sprinkler solutions for each racking configuration, ensuring compliance while supporting operational flow and the safe use of robotics.

Swansea Fulfilment Centre

Our work in Doncaster builds on earlier Amazon facilities.
In Swansea, we delivered an 800,000 sq. ft fulfilment centre on a brownfield site using a precast concrete frame, completed within an accelerated eight month programme. The building was designed to integrate robotics-ready systems, clear process routes and efficient workflow environments, demonstrating our ability to deliver largescale industrial projects within tight schedules.

Dunfermline Fulfilment Centre

In Dunfermline, we designed a 955,120 sq. ft single-storey warehouse with a clear height of 11 metres to the underside of the haunch. The building incorporates an additional 61,730 sq. ft of offices, training rooms and social spaces — with first floor offices located on a structural mezzanine extending across the warehouse’s central chamber to form a dedicated sorting and packing area.

Access for Amazon associates and visitors is provided via a prominent entrance stair tower and link bridge, reinforcing a clear and intuitive circulation route and supporting the high volumes of staff the building accommodates daily.

The external works include three service yards, extensive car parking, landscaping and drainage, with full sprinklers, heating and lighting systems supporting 24/7 logistics operations.
The completed warehouse — roughly the size of 14 football pitches — was forward funded by InfraRed Capital Partners and is expected to create around 1,000 new jobs, becoming a key employment hub in the region. As one of the largest funding transactions in the Scottish logistics market, the building forms a cornerstone of Amazon’s growing UK distribution network and achieved BREEAM Very Good.

Supporting Amazon’s Evolving Operational Needs

Across all these largescale projects, we have continued to support Amazon beyond initial delivery, returning to carry out futureproofing works, operational enhancements and flexibility upgrades as their robotics systems and processes evolve.

The result is a portfolio of highly efficient fulfilment centres — each one engineered for automation, designed around people, and capable of supporting performance at massive scale.

We are delighted to have completed on schedule, less than 12 months after signing the deal with Amazon – extremely quick for such a large and complex project.
