Creating affordable homes that strengthen local communities.

These residential projects are the result of a close and collaborative partnership between the London Borough of Redbridge and the Luminus Group. Together, we’ve worked to bring new homes, stronger neighbourhoods and better defined public spaces to three challenging sites across the borough. Each scheme responds sensitively to its context while delivering much needed affordable family housing and improved public realm.

Creating affordable homes that strengthen local communities.

Stanway House.

Located on the northern edge of Chigwell, Stanway House sits on a piece of land that was previously underused and poorly overlooked. The space contributed little to the estate and lacked clarity in how people moved through or around it. Our design introduces six new apartments that help redefine the public realm and bring activity and natural surveillance to the heart of the neighbourhood.

We focused on integrating the building into its surroundings through careful consideration of scale, proportions and materials. The result is a contemporary addition that feels rooted in its setting, enhancing the existing estate while giving residents a high quality, comfortable home. The scheme transforms an awkward corner into a positive community space that supports everyday life.

Rayleigh Road.

This redevelopment in Woodford Green replaces a former lockup garage site with eight new affordable family homes. The site is narrow, complex and surrounded by existing residential properties, so we shaped the scheme around privacy, daylight and creating a sense of place.

The design includes a gateway building containing five apartments over three floors, alongside a terrace of three family townhouses accessed via a mews style space with parking. By controlling overlooking and overshadowing, the buildings settle neatly into a surprisingly dense area without feeling cramped. The architecture is carefully scaled and crafted to complement the local context while giving the development its own identity.

Coppice Path.

At Coppice Path in Hainault, another former garage site has been transformed into a development of nine new homes with high quality public realm. The steeply sloping terrain offered both challenges and opportunities. We used the levels to create a mix of five apartments and four townhouses arranged around an open ended courtyard.

This layout helps complete and define the end of the cul-de-sac, creating a calm, neighbourly environment. The architectural scale and massing respond sensitively to the surrounding homes, while the courtyard provides a shared focal point that enhances the overall character of the street.
